The garage is 18 ' x 18 '. I call it the worlds' smallest two car garage. It has a hip roof, it's 12 ' to the peak, but much less on the sides. A four post will squeeze in without the approach ramps. The driveway is pretty steep coming down to the garage. I'm a little paranoid, I don't really want to park the car on the street, walk down to the garage, open the door, put the ramps on, then put the car on the lift. I'm still processing my options. I've been working with Mark Tulley on this.

As I recall, none of your pictures showed the approach area to the garage. What options are you considering?

I recall that your garage is a true brick structure with a tile roof. This is a sturdy building and structural changes are not that easy ($$$).

I 'wraped' my garage in that DuPont insulating fabric (forget the name). I applied batt insulation in the walls and then blew in insulation into the ceiling-more than what was called for-it is cheap. I built 4 'carriage house' doors (quite a job!) and insulated them with that fabric and the batt also. Insulated windows. This all worked well on this 54x31 structure. All electric/central system ac/heat. I am in the deep South. Utility bills never exceed $100. My friend just bought a 'Big Ass Fan' (real name). 14' diameter. I need one of those. Pricey though-$3000+.

Sounds like you did it right.

Dupont Tyvec is an air infiltration barrier. It has little or no R-value. It was designed as a packaging wrap, but was a failure. However, Dupont turned it around and successfully sold it as "house wrap". It is made from PET (old milk jugs).

Big Ass Fans can create comfortable conditions anywhere. Shop industrial fans, directional fans, infrared heaters and evaporative coolers.
